			<content:encoded><![CDATA[<p>A loan modification is a great option for many people who are faced with a mortgage payment that they can no longer afford.  Many banks are increasing their efforts to work with troubled borrowers.  Read this article from The Associated Press about what JPMorgan Chase is doing.</p>
<p>&#8220;JPMorgan Chase &amp; Co. on Friday became the latest major bank to beef up its mortgage modification efforts as the government also considers a plan to help homeowners avoid foreclosure.  JPMorgan&#8217;s expanded program aims to help avoid foreclosures on about $70 billion in loans, which could help as many as 400,000 customers.  The New York-based banking giant has already modified about $40 billion in mortgages, helping 250,000 customers since early 2007.</p>
<p>JPMorgan will not put any loans into foreclosure as it implements the expanded program in the next 90 days.  Charlie Scharf, JPMorgan&#8217;s chief executive of retail financial services, said the modifications will range from reducing rates to extending terms to completely replacing loans.  Modification options will be given to customers based on their current loan needs, Scharf added.</p>
<p>The program will be offered to customers with loans held by Washington Mutual Inc. and EMC.  JPMorgan acquired Seattle-based WaMu in September after it became the nation&#8217;s largest financial institution to fail.  EMC was a unit of Bear Stearns Cos., which JPMorgan acquired in February.&#8221;  - The Associated Press</p>

			<content:encoded><![CDATA[<p>On average, Oregon Home Savers is working to negotiate nearly 50 short sale transactions in any given week.   As those who have experience in the short sale business know, there are many details to keep track of and a multitude of pitfalls that work to kill the deal.   In the transactions that we are working on this week communication, or the lack of communication, has been a huge pitfall that has threatened several transactions and killed some.  Here are two examples of communication breakdown in a short sale transaction</p>
<p>First, It is imperative that the seller, or home owner, who is struggling to make their mortgage payments spends the necessary time and energy to communicate all of the financial information and details about their situation and property.  In one short sale transaction this week, the sellers, who desperately needed to sell, did not disclose the fact that they had a 2nd home equity line of credit.  After a week of work, the information was found, but the file needed to be completely re-worked and re-submitted to the banks.   Everyone in the transaction lost more money, more faith, more time and energy. </p>
<p>Second, when multiple parties in one transaction (sellers, agents, buyers) begin to talk to, and negotiate with the lenders, it causes confusion and hampers our effectiveness to get the transaction closed.  As a professional negotiation company, it is Oregon Home Savers&#8217; responsibility to negotiate and work through the transaction with the lenders.  A single point of contact, keeps the negotiations clean, moving forward, and efficient. </p>

<p>&#8220;We are expecting to see a &#8216;FHA Streamlined Short Sale Process&#8217; rolled out over the next 90 days.  Short sales are often the no-brainer solution for the seller and lender (now the FHA).  Don&#8217;t be surprised if the short sale process takes less than 60 days from listing to close&#8221; states the author.</p>
<p>They are talking about the FHA buying $40 billion in troubled mortgage assets per month from the lenders.  This should help free the banks and lenders from the trouble they have found themselves in.  As the government continues to work to find ways to assist the sagging real estate market, we are hoping that the programs they do put in place truly help those who need help, and begin to put us on track to a growing real estate market.</p>

Take some action.  Seek to understand and learn about the foreclosure process.  Learn what your rights and responsibilities are for your individual situation.  There is a huge amount of information available.  Check the Internet, your lender, a title company, a local real estate agent that understands short sales and foreclosures, your state government.   In Oregon, look up House Bill 3630.  It provides a lot of useful information about protection for troubled homeowners.</p>
